An abstract is the compiling of legal documents that have been recorded at the courthouse that pertain to a particular property. Lambert Abstract Company will prepare and compile these documents and then forward the abstract to an attorney. The attorney would then give his opinion of the real estate, meaning; who is the fee owner, mortgage outstanding, easements, etc. Please remember that even though attorneys give opinions to the state of the property, they did not insure against any error they may make. Thus, the need for Title Insurance.
