A title search is what the Title Agent bases the writing of the Title Insurance policy upon. A title search is for information purposes only. Only the purchase of a Title Insurance Policy from an authorized agent, protects the lender and yourself as owner. The title searcher does not warranty the work, and if a problem exists (i.e., a unsatisfied mortgage or a lien) that problem will not be resolved by the person conducting the title search.

Full Search- A Full Search is defined as a search which contains sufficient information for an examiner to determine whether the title is marketable and what, if any, effects easements, restrictions and other matters have on title.

Tax Search / Lien Letter Requests - A search of the county tax records will be performed automatically. A search will also need to be performed for local taxes. Any tax liens should be recorded in the county in which the subject property is located and will appear on the Property/Title Commitment.
